Senior Construction Cost Estimator

AM Technical Solutions is seeking a Senior Estimator with a minimum 8 years of experience within our core High Tech markets: Semiconductor, Life Science, and high tech Labs.  The candidate will work in a collaborative environment with the potential to work remotely if preferred.

Ideal candidate will be strongest in MEP Estimating and will act as the corporate expert on Estimating methods, procedures, systems and will build on historical data that he/she will bring with them to the position.  Experience in other disciplines (Architectural, Civil, Controls, Fire Protection, etc, etc) is a plus, but Estimator will be committed to learning these disciplines over time.  This position will work closely with architects, engineers, project managers, subcontractors, and others as required to establish accurate estimates from the planning stage through the IFC stage and is required to have the following skills:

  • Handling the project from first estimate all the way through subcontracts being formalized.
  • Ability to look beyond the information that has been given, to ask the right questions and work to provide a complete project cost evaluation.
  • Must be a collaborative advocate to project stakeholders, informing them throughout the project.
  • Must be aggressive in providing innovative solutions to complex issues as they arise related to cost, lead-times, trade partners, and/or specified products or materials.
  • Ability to make reliable predictions as it relates to cost and be comfortable estimating across all scopes of work.
  • Must have experience preparing detailed conceptual cost estimates and conceptual cost studies from schematic or feasibility-level documentation.
  • Ability to prepare detailed estimates and, as the design evolves, develop variance summaries between estimates and value engineering studies throughout.
  • Ability to assemble a complete presentation-worthy estimate package that clearly communicates project cost.
  • Must be able to collaborate with project team to forecast the necessary staffing and project requirements.
  • Must have knowledge and understanding of unit costs and the factors that affect construction cost.
  • Ensure general conditions and general requirements items are properly addressed in the estimate
  • Ability to prepare detailed instructions to bidders, trade specific clarifications and comprehensive bid packages.
  • Must have experience with the bidding process: communicating with the bidders, evaluating subcontractor proposals, using bid tally sheets, etc.
  • Must be prepared to participate in the preparation and presentation of cost / budget information to the customer/owner.
  • Must have experience being a member of the team involved in request for proposal responses (RFP’s) and the formal presentation for a project.
  • Ability to lead and facilitate value engineering sessions with the project team and design team.
  • Prepare estimates and proposals for all contract types including lump sum, GMP, Cost Plus, etc.
  • Can lead project teams during the preconstruction phase of a project.
  • Organize and prioritize a variety of complex projects and multiple tasks in an effective and timely manner, set priorities, and meet critical time deadlines
  • Stay abreast of current estimating techniques by maintaining expertise through the numerous opportunities provided by professional organizations or by networking with other estimating specialists within the engineering, procurement, fabrication, and construction/construction management (EPFC/CM) industry
  • Be knowledgeable about business line specific rates to be applied in estimates

Qualifications

  • Should be involved with an Estimating professional society
  • Demonstrate strong technical ability, combined with communicative skills, to lead estimate development
  • Knowledgeable about Lump Sum and T&M estimating
  • Knowledgeable about Self-Perform and/or Construction Management Execution
  • Knowledgeable about internal Cost Systems, Progressing Systems, Level I and II Schedules, Work Breakdown Structures and Project Status Reports
  • Recognized as being proficient and requiring minimum supervision in the following areas: Direct Field Costs, Indirect Field Costs, Escalation, Selling an Estimate, Benchmarking and Unit Rates for Key Commodities, Estimate Plan, Basis of Estimate, Input and Use of Business Risk Management Framework (BRMF), Use of Allowances, Cost Contingency, Input of Estimate into Global Pricing Model’s Template, Productivity Worksheets, Craft Mix and Crew Mix, Data Analysis, Comparison Analysis, Input into and Use of Historical Data
  • Good analytical and computer skills
  • Effective participation in team environment, with both external and internal teammates.
  • Proficient computer skills in Microsoft Office Suite, estimating software (WinEst, Timberline or similar), take-off software (On-Screen Takeoff or similar), BIM tools (Revit, Assemble, etc.), project management software and scheduling software (Primavera or similar).
  • Bachelor’s degree a plus but not required.
